The Telegan House - Social Housing Solution
We built Telegan House at our Redhill Headquarters to examine, in detail, every aspect to ensure that our objectives are practical and achievable and the construction concept proven. It has been designed to answer a question that has been at the top of the political and social agendas for many years now; the shortage of suitable homes across the UK, in particular affordable and social housing for those on lesser incomes.
The current Government have suggested a target of more than 300,000 such homes per annum and there are many initiatives in place, at local and central level to facilitate achieving this target. We have demonstrated the principles of the concept to a select group of experts in their field and it has been endorsed by Sir Michael Fallon – ex Government Minister - together with John Rhodes, a senior planning consultant who advised the Government on planning procedures and reforms to Government infrastructure, receiving an OBE for his services.
We have developed this house as a best-in-class solution, utilising components and services to enable this project to stand out in the marketplace. Our investment has enabled us to develop the IP, the design and assembly and the overall development concept for various house types. Applying engineering principles in its manufacture has enabled us to generate bills of materials, thus minimising wastage and providing an extremely accurate pricing structure. We have designed operating jigs, factory and construction handbooks based on the proven manufacturing processes, health and safety guidelines, site installation guides, maintenance provisions and operating instruction manuals. The house is uniquely designed on best engineering principles rather than outdated site construction practices.
Our Objective & Its Resolution
Minimising energy usage, in order to mitigate the burden of unprecedented energy costs to every householder, is one of the primary objectives of everyone today.
With this in mind, MMC Housing Limited has developed a modern method of house building to serve, principally, the Social Housing sector. Our objective is to deliver a modern, fit for purpose, aesthetically pleasing home, built to exacting engineering standards, focusing on simple, swift construction. By maximising insulation in the envelope structure, combined with contemporary heating and cooling systems, energy use is minimised and the impact on the environment negligible.
Using Passivhaus principles we have designed the Telegan House to exceed the industry legislative standards, using every available innovation to keep energy consumption to the minimum at a reasonable cost.
